Maybe I could do this myself… Why should I use Tracey as a Buyers’ Agent?

Tracey finds and buys property 7 days a week, all year round, when you constantly search, personally inspect, negotiate with Agents, bid at auction (on site or in an auction room) and deal with property professionals non stop, you get very good at what you do – average buyers just do not have the experience, knowledge, personal contacts, the time and confidence to close a sale as quick as Tracey, she is a very experienced property Buyer’s Agent – without this experience and contacts, if you happen to find yourself in a race to purchase that dream property and find you are in the race up against Tracey – You will miss out.

Sure you can do this yourself, you can even plan a wedding, but do you know the best photographer, caterer, venue, video company, etc., do you have time to meet all these people and waste your time and money? What is the difference between a Buyer’s Agent and a Selling Agent?

The difference between both a buyer’s agent and a selling agent is who they represent. A Buyer’s Agent only represents the Buyer and the Selling Agent only represents the Seller.

A Buyer’s Agent will search for your property and secure it for the absolute lowest price and a seller’s agent will sell the property and achieve the absolute highest price.

If you do not have a Buyer’s Agent representing you, the seller who has total representation will win the deal.

Do you have access to properties before they are advertised to the public?

Definitely, Tracey has excellent contacts and relationships that have been built over the years with local real estate agents, together with Tracey’s reputation, properties are constantly brought to her attention either when in the pipeline or before they are advertised.

Sellers also call Tracey direct to see if she has any clients on board that would be interested in their property as they may not want to go through a real estate agent, some sellers also advertise their properties in various outlets, then if a suitable client is on board, an inspection will be arranged, if the property is suitable, then Tracey takes her client along.

Does your service include negotiating and bidding at auction?

Absolutely, the “Full Comprehensive Package” and the “Negotiating Only” – includes negotiations or bidding at auction, then Tracey liaises any professionals needed to having the contract exchanged – right through to completion.

Do you guarantee your clients confidentiality?

Of course, Tracey guarantees total confidentiality at all times.

Do you find properties in any other areas apart from the Eastern Suburbs?

Yes, clients call Tracey has they have engaged her in the past or she has been recommended, so although the main searches are Sydney’s Eastern Suburbs, Tracey will often work in the Lower North Shore, Inner West and the City CBD.

Do you find all types of properties to suit any budget? i.e., From a small cheap studio apartment to the top end of the market?

Definately! Tracey finds great cheap studio apartments in amazing locations right through to high end properties – in every price range. Tracey represents first time buyers, investors, home buyers downsizing or upgrading – from teenagers to retirees.

I don’t have much money, can I afford to use a Buyer’s Agent?

If you do not have much money, then all the more reason to engage Tracey as your Buyers Agent, Tracey’s fees are usually so much less than what she will save you, not just in negotiations, but also by finding you the right property, especially if you want to add value to your property, Tracey is very experienced in renovations and giving advice where value can be added.

Every single purchaser has a limit to what they can spend, a Buyer’s Agent fee is a small investment, if you consider the savings you will make on your purchase. Also remember, you only pay a success fee on success, you will only purchase the property when you are absolutely delighted with it and the price negotiated.

The person selling the house would never go unrepresented, why would a buyer buying a house go in blind folded for such a huge investment?

Do you guarantee that you will find me my dream home?

Yes – as long as you are realistic with your wish list and budget. Tracey will continue to search for your perfect home until it has been found. There are no hidden terms on the agency agreement, Tracey’s agency agreement does not expire, it is ongoing until you are handed the keys.

Tracey offers a free consultation, she will listen carefully to your exact requirements, she will advise you before engaging her if you are being unrealistic.

Do you also find Investment Properties as well as new homes for clients?

Absolutely, another advantage you have here is that not only is Tracey a professional Buyer’s Agent, but she is also a property investor. It is obvious that there is only one person that should secure your Investment Property, that is a Buyers Agent/an active property investor of nearly 30 years.

(Tracey is against purchasing “off the plan high rise property”, especially off certain professionals who do not deal with real estate on a daily basis like a Financial Planner, Accountant etc., there is often a conflict of interest, they usually gain a large commission from the builder, they usually don’t know about the property market, not the best area to invest in – not to mention which type of property for that particular area).

Do you ever sell houses or represent the vendor in any way?

Definitely not, Tracey never sells property, her clients have 100% representation from start to finish – Tracey is a property finder/buyer, not a property seller.

Tracey’s clients are totally and exclusively represented, she acts in her clients interest at al times.
